Three Jamaica Plain properties to get jazzed about. And their open house times…

Spring is in the air. It’s the season for properties to begin hitting the market in earnest. I think we’ve seen the last of the snow, so by the time little green plants start peeking out of the ground you should be prepared to hit the open house trail if you’re in the market for a new home. 143 new properties have hit the market since January 1, but 96 of those came on this month. It’s clearly getting ripe around here. I’m pleased to say I have a number of new homes hitting the market as well. Four this week, a couple next week and hopefully several more over the next month or so. I’m pretty excited about this newest batch of homes – they’re all exceptional values and beautiful. I have open houses all weekend and even a Commuter Open House on Monday for those of you with a little time when you get off the train on Monday. In no particular order, I’ll give you a brief run down on each of them and some of my favorite photos from the shoots. By the way, if you’re in the market, or even just considering it, you might want to sign up on my website as I have some super cool tools that the average home buyer will find quite useful. The smallest of my three new homes is a loft-like condo in The Brewery District adjacent to Stony Brook station between Boylston and Porter. As described in MLS:

Perfection. Design, efficiency and location. Brewery District loft steps from Stony Brook Station. Total renovation from basement to roof. Incredibly well thought out design including cabinetry, and built-in oak/aluminum wardrobe. Roof rights and nice rear deck. This is a great space to just sit and enjoy the light and quiet – it has a certain Zen quality about it.

These descriptions aren’t as easy to write as you think so keep that in mind. Criticism welcome as long as it’s accompanied by a suggestion. This unit is seriously wonderful. It’s going to make some one very happy. I sold it several years ago at Arthouse and they had to pry it from my kicking and screaming then too.

This is the perfect starter pad – not just because of the price point, but it’s been renovated really well. Way better than what is typical for a unit like this. Over insulated, thermal panes and steel doors make it efficient, but also really quiet. The look of the ceiling is obviously cool but check out the Miele washing machine/dryer. Under sink you’ll find a point-of-use, on demand hot water system. It runs the kitchen and the bath. Sweet! Open house Sunday April 2, 1:30p-2:30p. I’ll be having a commuter Open House on Monday April 4th, 5:50p-7p.

Next on the list is a single family home on 30 Neillian Crescent, on Moss Hill in Jamaica Plain. This home is one of the best values on the Hill in a long time. It may not be the cheapest ever, but it’s definitely priced right – especially considering the condition:

Finally, last but not least is 41 Bournedale Rd, Jamaica Plain. This is the Woodbourne Neighborhood. There are a handful of duplexes just like this one in the “Bourne” neighborhood and I’m a big fan of the layout. They have kitchen, dining and laundry all in the back with a door to the back porch and yard. There’s a tiny hallway separating the dining area from the living room. On one side of it the designer snuck in a built-in hutch. It’s a nice little surprise when you come around the corner. The living room has a wood burning fireplace and a set of stairs that gently curve upstairs out of site. Very cute. My favorite thing upstairs is a cozy reading room just off the master bedroom. I’d spend a lot of time there if it was my place. Here’s what I wrote on the MLS:

Bartlett Square to be Cornerstone of Jamaica Plain’s Brewery District

Jamaica Plain kicks off 2011 with the addition of Bartlett Square

2010 was box office year for Jamaica Plain real estate. There were certainly some ups and downs and working with the banks has been no cake walk – but Jamaica Plain homes have held in there for the long haul. JP has that certain je ne sais quoi that can be found no where else in Boston.

Although the commercial side of Jamaica Plain had some shake ups along Centre and South Streets, and there’s some controversy over the new Whole Foods market scheduled to fill the Hi-Lo space, the east side of the MBTA tracks is still decidedly lacking restaurants, cafes, bars, shops, etc. making those locations somewhat less desirable due to the distance to amenities. However, it look like Jamaica Plain might be inching closer to a balanced commercial and retail base as several large projects move forward

Over the last 15 years the “hot spots” in Jamaica Plain real estate have migrated. Obviously there will always be strength in the Pondside, Mosshill and Sumner Hill markets, but there seems to be some real interesting growth in the Brookside neighborhood (more recently referred to as The Brewery District), Parkside, Stony Brook, Jackson and Hyde Squares and of course Woodbourne. It’s exciting. While one always hopes that development is fair and equitable, it’s nice to see what would otherwise be empty lots repurposed.

While I reserve my opinions on some of the proposed and partially completed projects for a later date, some of them I find downright exciting. I happen to live on Amory Street near The Brewery and the new project at Bartlett Square has my eye.

I attended one of the community meetings when the project was in the planning stage and I was immediately impressed with how well Maple Hurst Builders handled the design integration with the surrounding buildings not to mention the complicated traffic and parking issues in the area. I held my breath that the project would pull through and maintain the overall “spirit” that had been proposed at that meeting. It has surpassed all expectations thus far.

I’ve done a lot of traveling throughout the United States, paying special attention to the architecture and infrastructure of various places along the way. It’s something I find very interesting, and to be frank, after visiting some of these places, parts of Boston are underwhelming in terms of development. It seems that often in an attempt to maintain strict planning and zoning rules in an effort to maintain a rigid historic Boston vernacular – the overall city suffers. I yearn for more creativity and variance but it is so rare.

Enters Bartlett Square. Don’t get me wrong, it’s no Frank Gehry fantasy (not a fan actually) but rather a very well designed addition to the neighborhood. The project fits nicely with the rows of old brick buildings between Amory and Washington Streets while tipping it’s hat to a more and more eco-conscious, modernist market.

I have been a fan of Maple Hurst Builders since I began my real estate career. The workmanship is noticeable, attention to detail is evident and the materials are high quality. The company ethos is apparent and sets them apart from much of the competition. Here’s an excerpt from the Maplehurst website – might as well let them ring their own bell:

In addition to the 13 condo units (two of which are affordable units per city of Boston guidelines) there will be three desperately needed retail spaces ranging from 775 SF to 1875 SF. I’m swooning at the mere idea of some healthy food options. Personally, I have my eye on a certain live foods restaurant. I suppose what stores go in will have a dramatic effect on the area and help determine the personality of that portion of the neighborhood.

I believe this section of Jamaica Plain has some amazing history and architecture, setting it apart from the more bucolic JP that is west of the MBTA line. The Brewery District and abutting neighborhoods seem to have the potential to be something like Williamsburg in Brooklyn or parts of Portland, OR. I like the grittier feel and the antique brick structures.

Locationally, the project is the bomb. Some of my favorite places in Jamaica Plain are all within walking distance. Just a few doors down from a little bodega and a block from Canto 6 with it’s steamed up windows and ridiculously mouth watering pastries and sandwiches. BMS Paper is Valhalla for party people. One of the best kept secrets in Boston IMO. You can get anything from industrial kitchen supplies to wine glasses for about $.50 each. I’m saving up for the “diner” plates they have. You know, those thick, heavy plain white plates and cups that are so strong they last for 50 years? Next on the list is Axiom Center for New and Experimental Media.

 

AXIOM is located at the corner of Green and Armory Streets. The gallery is on the ground floor level of the Green Street train stop on the Orange line at 141 Green St. A little about Axiom from their website:

From the gallery at Green Street station, heading north up a gorgeous bike and pedestrian path takes you right by The Brewery complex which is home to some of Jamaica Plain’s favorite businesses. Bella Luna and the Milky Way pump out the best hand made galactic eats this side of the galaxy. You can’t go wrong with a Simple Simon and one of the Sam Adams brew made specially for this establishment. Next door is Ula Cafe, a treasure trove of delectable breakfast yummy treats and creatively combined sandwiches. Everything there seems to be fair trade, consciously sourced, etc. Stop in for an excellent cup a Joe and free Wi-Fi. When you’ve had your fill of some exotic strada or your favorite – the bacon, cheddar and chive scones, and you’re feeling a bit lumpy, you can jog upstairs to the massive Mike’s Fitness. Mike’s is a great gym and you’ll find, like the rest of Jamaica Plain, Mike’s is pretty diverse. Anyone will feel comfortable working out here. My favorite spot is on the recumbant bike or the Cybex elliptical in front of the huge windows overlooking the MBTA tracks and the Southwest Corridor.

The Brewery District gets new stripes.

I came home from work to find a new crosswalk being painted across Amory Street from the Southwest Corridor across the street. I’ve been fighting for this for the better part of two years and now thanks to the exceptional work of Officer Mike Santry at E13 and Michael Halle from the traffic and parking meetings, we have succeeded in securing a safer place to cross.

Since the Brewery ramped up operations the pedestrian traffic here has been growing exponentially. This is a good thing, but getting across the street here in the past has been a little like playing Frogger.

As I said, I believe the crosswalk is only temporary until a more permanent traffic and parking solution is created. I am very pleased that the city was able to see that a temporary solution was better than no solution. Big round of applause for Mike Halle, Mike Santry and everyone who made this happen.

Home of the Week – maybe the perfect urban home?

I am currently sitting on the couch at 65 Brookside in the Brewery District of Jamaica Plain. I’m giving Home of the Week to this condo for the 2nd time because it’s that cool. I think it’s a perfect dwelling in many ways:

1. It’s incredibly efficient. The highest energy bill of the year is less than $100, and most are a fraction of that. It is heated by compact Rinnai heaters on each floor.

2. The location is perfect. Situated right in the middle of Jamaica Plain’s Brewery District – walking distance to Mikes Fitness, Bella Luna, Ula Cafe and both Green Street and Stoney Brook stations. It’s also a few blocks from Franklin Park and Centre Street with all it’s shops and restaurants.

3. This is a one-of-kind property. There is nothing like it. Designed from the humble beginnings of a shoe factory – now one of three market rate units in an artist live/work community. From the historic architecture and smokestack to the old boardwalk that runs the length of the building allowing the community to chat and engage each other.

4. Really good space. The plan is incredibly flexible – use it how you see fit, but currently the entire first floor is set up as a wicked studio space.

Chew the right thing – Lionette's on the chopping block in Jamaica Plain

The Ethicurean put it better than I ever could have. Despite Jamaica Plain’s progressive community and seeming hunger for everything “green” and “sustainable”, they have missed the opportunity to secure Lionette’s Market at the Brewery. Apparently the problem is financing, which is a very familiar story in my industry as well. In an email Jamey Lionette said, “We are NOT moving into the Brewery.  We tried lots of different banks, lenders, and development corporations and they all felt the project was too big a risk,  so they all said no.  We got next to nothing from the city and less from the state.  I had several ‘money adviser’ type people who all thought it was a slam dunk, but alas, a Lionette‘s market and year round farmer’s market at the brewery is nothing that any lending institution wants anything to do with.”

I was blown away when I heard this. Are you kidding me?! If ever there was a location perfectly suited for a “slow food“  business, it’s Jamaica Plain. Every condo in town would be getting deliveries from the little MetroPed trikes.

I’m on a bit of a sustainability/environmental warpath and I’m embarrassed to say that I never even thought about where my food was coming from until the last two years.

This probably had a lot to do with my concern for my daughter Vitoria’s health. We saw a couple of documentaries that most of you are probably familiar with like, King Corn, Super Size Me, Fast Food Nation and then just happened to follow up with a 10,000 mile road trip which just happened to take us past some of the food we had previously been eating. We drove by one of those huge cattle yards on a cold rainy day. There were thousands of absolutely massive cows mushing around in 6 inch deep mud and manure. We slowed down to take in the unusual size of the beasts and actually witnessed one collapse under it’s own weight. This made us really get serious about our food (although we could be doing much better). Until you really start to look around, you don’t realize how hard it is to find food that is made within your state, let alone organic or at least friendly farm food.

I was at Trader Joe’s the other day trying to find foods that were localish. I was really surprised to find that they don’t put the origin of the food on the package. Obviously things that have complex ingredient lists are harder to pin down, but fish and berries, etc. should be fairly straightforward. Nope.

If you call Jamaica Plain home and you think you’d like to support a business like Lionette’s Market, then speak up. Jamaica Plain Brewery to host Lionette's Market?

I recently spoke with James Lionetti and he confirmed that he is talking with the JPNDC about a 2nd location in the Brewery above Bella Luna. Just the idea of this makes me all giddy. If you’re not familiar with Lionette’s Market, they sell “local, clean, sustainable food” which is far better for the planet and for us as humans than most of our current choices.

Businesses like this should be supported in Jamaica Plain. Write Jamey and tell him how much you want to see his business at the Brewery, or better yet email the Brewery and ask them to provide a fair rent to help support this business. What’s more important than good, quality food? Nothing!

The solution to the country’s dangerous food supply is quite simple: Stop eating food from supermarkets.  Stop eating food from around the planet.  Eat local and buy it locally.  Rather than manage and regulate a broken and dangerous food supply, we should spend our money and support the people who supply healthy and nutritious food.  Remember, Americans pay less per capita on food than anyone else on the planet.  So if we just learn from everyone else and focus our income on what we need to survive and not what the latest cell phone will do, it will become much easier to pay the appropriate price for food.

2000+ attend The Bella Luna Parade to The Brewery!

After fifteen years as an award-winning restaurant, entertainment complex and neighborhood institution in the Boston area, (raising some $500,000.00+ during their tenure for local charities and non-profits), Bella Luna Restaurant and The Milky Way Lounge officially bid farewell to its current location of 403-405 Centre Street in Jamaica Plain on March 21, 2009.

While March 21, 2009 will be the official last show at Centre Street, March 22, 2009 will mark the official “transfer of love” to their new location in style. The public is invited to join in the process which will include a New Orleans Style parade from the old location to the new. Guests of all ages are invited to gather at the current location of 403-405 Centre Street at 1:00pm for a farewell ceremony with the parade slated to begin at 2:00pm. The parade will include stilt walkers, performers of all kinds and marching bands including: Second Line Social Aid and Pleasure Society Brass Band and Bloco Afro Brazil! Guests are asked to bring their own musical instruments if they’d like to help make some noise, as well as, umbrellas, signs and anything else they’d like to add to the festive nature of the 7-block long march. The parade will conclude with cupcakes and hot chocolate at the new location.”We’re looking forward to all our friends and regulars joining us for this fun event rain or shine,” said Carol Downs,” Co-Owner,” and we welcome any new friends to join in as well in this historic celebration and parade.”

By now everyone knows that Bella Luna has been working on a new space in Building D of the Brewery complex owned by the Jamaica Plain Neighborhood Development Corporation (JPNDC). The new restaurant consists of over 100 seats, a more substantial bar than the current location, a small area for live entertainment and a great outdoor seating area under the historic Haffenreffer smokestack.

As a neighbor of the Brewery complex I’m really excited about Bella Luna coming to our neighborhood. We’ve always been big fans of Bella Luna & the Milky Way. I’ve probably eaten my weight in pizza there. I’ll miss the old basement watering hole, but the new space looks great and appears to have a lot of potential. The idea of having a real bona fide bar to belly up to sounds great. I hope they get some good draft beers from local breweries.

At a community meeting on Dec. 2nd, Kathy Mainzer unveiled some of the interior design and materials for the new restaurant. It appears to be a very eclectic mix of materials and textures befitting of Bella Luna’s neo-hippy style. Mainzer seemed a tad bit miffed at The JPNDCs construction/project manager, Andy Waxman. It seems that maybe the size of the restaurant has been widdled down a bit by the girth of the foundations that hold up the massive structure. Mainzer quipped, “we’ll still be paying the same rents, though”. Mainzer just received a variance from the city to stay open and serve liquor till 1 am seven nights a week. A few residents in the Brewery District, especially those on Merriam Street sounded some displeasure with this. They are not only concerned about the noise from the business itself, but the “bwerp-bwurp” from car alarms as folks come and go, and the slamming of the dumpster very early in the morning. They are justified in their concerns, I think. However, Mainzer and her crew have a pretty good track record of working with the neighborhood to satisfactory resolve issues.

Mainzer outlined a plan that included (nightly?) jazz trios and such as well as dare-I-say, bluegrass and country brunch? Country music and eggs – my favorite!

The big questions for me as a neighbor, a Brookside Neighborhood Association board member, and a nosy environmentalist all have to do with the parking/traffic/landscaping related issues revolving around the Brewery renovations in general. None of these issues are the responsibility of Bella Luna or Mainzer other than being a party to the process and a local business and home owner.

The current plan [shown here - click image for larger view] calls for the main pedestrian and vehicular traffic to utilize the Amory Street entrance. The plan shows some 99 parking spaces between the combined parking lots. My concerns are with the impact of traffic and parking outside of the Brewery property in addition to the environmental impacts of that much asphalt.

In a meeting with Andy Waxman and many of the JPNDC folk early on, long before this restaurant was even a twinkle in someone’s eye – it was pitched to the neighbors that many of the people who use the Brewery would be coming from the train and on foot from other parts of JP. It turns out this was at least partially true. The main foot traffic comes from the diagonal Southwest Corridor path that leads from Stony Brook T station to Amory Street. The problem is that this area has been neglected for so long that none of the sidewalks are compliant in any way. They are cracked and falling apart including the light poles. The bases are literally falling apart and have crumbled away. There has been a conversation taking place for about two years now to have a crosswalk here. The traffic uses this stretch of Amory as a racetrack. My dog actually got hit by a car here and the guy didn’t even stop. My wife had to recoil in order to avoid being hit.

Secondly, the JPNDC has given us the gift of asphalt. I’m no surveyor, but I’d say they’ve probably added a good solid acre of asphalt. Not to mention they have almost no foliage in their plan. For the sake of a visual barrier for the lot on Merriam and for heat island effect mitigation, there needs to be a lot more thought involved with the landscape architecture for this project. It seems to me that the JPNDC, and all contemporary developers, need to spend more time thinking about the less obvious ramifications of 6 acres of asphalt on the environment.
