Very, very few addresses can offer the proximity to a bustling downtown in a vibrant coastal city, a handful of sleepy beaches, boat and water access, and nearby train station that gets you to Boston or Rockport. 32 Abbott, which runs, almost poetically between Dane Street Beach and downtown Beverly’s colorful Cabot/Rantoul business district, is that address.
Turn right from your doorstep and you are only a quarter mile from Cabot Street and just a half mile from the Beverly commuter rail station (MBTA). Turn left and you’re on Dane Street beach in .2 miles; Lynch Park and Rice Beach is just a mile away. If someone were to ask you to describe your ideal location within some idyllic seaside community just outside of (but with reasonable access to) a major city, you may describe 32 Abbott Street in Beverly.
The home itself, a meticulously renovated Victorian single family, sits upon a beautiful, fenced, tree shaded lot that features an artisan patio and stone work, a newly constructed shed, an array of deciduous and coniferous cover, and parking. Step from the sidewalk onto the farmer’s porch and into a magical space that melds the period details of the ancestral seaport and fishing village with modern architectural design, 21st century efficiency, and timeless design in newly renovated spaces.
Blessed with superb orientation, this house enjoys endless sunlight through its abundant windows. In warmer months, enjoy the recently installed AC or just open the windows and let the ocean sea breeze do all the work.
The main level features a bright and sunny open kitchen and dining room with a built-in china cabinet, a cozy living room overlooking the tree covered backyard, and a mudroom that includes a half bath and plenty of extra kitchen/closet storage space.
The current owners really went above and beyond with their renovations: The primary bedroom, with new matte finish oak floors and five panel doors, has, en-suite, a bath fit for the gods with a custom tiled walk-in shower and separate soaking tub with conifer views. Not to be outdone, the walk in closet, masterfully customized with one-of-a-kind finishes, is what dreams are made of! Across the hall, the second bedroom, currently used as an office den, has another room attached that could either be a second walk-in-closet or, as it is currently being used, a nice exercise/media room.
Up one flight, via the original 19th century stairs, await two excellently sized bedrooms, pumpkin pine flooring, a brand new full bath, and even more natural light!
Behind the scenes: The basement is not what you’d expect of a 19th Century Victorian at all! Clean, dry (there is a dehumidifier in operation), partially floored with pressure treated wood, and functional, it includes work space, plenty of storage, and a bonus semi-finished workshop (currently employed as a pottery studio) with walk-out access to the back yard and patio. There are many other updates including new windows, all new wiring, insulation, solar panels, a new patio, a brand new shed, and AC mini-splits.
With some homes, it’s all about the location, with others, it’s all about the home itself. On which end of that spectrum does 32 Abbott land? We’ll leave it up to you to tell us what you think.

Beverly’s Best Spots (according to our home sellers):
Favorite places to eat, drink:
A&B burgers, City Eats Beverly, Mission Boathouse. Bonny Breads is a fantastic bakery a couple blocks away. Delphine's on Cabot serves authentic crepes plus French sandwiches, pastries and more.
Ellis Square Social is our favorite dine-in restaurant with a rotating menu - we love that it has the warm and friendly atmosphere of a local's haunt with great restaurant quality food.
We are spoiled for choice for great coffee but our three favorites are Atomic, Beantrust and Kid Dream Coffee Co.
Taku Sushi Bar is our go-to for healthy takeout, and Amazing Pizza and Anmol Restaurant are great for pizza and Indian food respectively.
We also love Joe's on a Roll for lobster rolls and fish sandwiches (these two are both seasonal).
Favorite places to shop & play:
Dane Street Beach, Lynch Park (summer concerts), the Cabot Theater. Dane St Beach is well known, but our personal favorites are Independence Park beach (a 7 min walk) and Rice's Beach (20 minute walk or a short drive to Lynch Park to park). Rice's Beach is small and pristine and very quiet.
Sally Milligan/Snake Hill is a lovely spot for a woodland hike in town (5 min drive) or further afield is the magnificent Grass Rides at Appleton Farm, a magical and extensive hiking area.
Some favorite stores include WKND Goods for small batch artisanal home goods and curated vintage clothing and accessories; Beverly Bootstraps for thrifting; Soy Much Brighter Candle Company for candles, home decor, cards, art and more.
