• Average sale price: $757,954 (down 6 % YoY)
• Sale price per square foot: $639 (down 2 %)
• Units sold: 75 (up 12 %)
• Median days to offer: 36 (up 20 days)
• Sale-to-list ratio: 100.7 % (down 1.3 percentage points)
What the numbers tell us:
Pricing pressure: Average sale price is down ~6 %, and price-per-sq-ft slipped about 2%.
More closings despite softer prices: Transactions are up ~12 %, indicating buyers are stepping in at lower price points.
Longer market times: Condos now need longer to secure an offer—double last year—giving buyers more breathing room. But well-priced and effectively marketed properties are still getting offers during the first week.
Negotiation margin opening: Homes still average just over full asking (100.7 %), but the premium has narrowed by about 1.3 percentage points. Well-priced, turnkey units remain competitive; over-ambitious list prices risk extended exposure.
Sale-to-list ratio remains over 100 %, meaning the average closing is still above ask; only competitively priced, move-in-ready homes can sustain that.
Price reductions are up while total listings are nearly flat, showing that over-priced or dated condos are cutting to chase the market, while the sharper listings clear at (or above) list.
Fast movers still exist: roughly one in four 2025 sales went under agreement in 10 days or less, confirming a “quick-sale” cohort.
The average sale-to-list premium has slipped just 1.3 pp, not collapsed—evidence that top-tier units continue to prop the average up.
Pendings are down only ~6 % even though standing inventory on May 10 is up ~59 %; buyers haven’t vanished, they’re simply pickier.
Bottom line: More supply and slower medians give buyers negotiating power, but high-quality, correctly priced condos are still drawing full-price (or better) offers and moving quickly.
What does this mean for sellers? Make sure your agents do their homework and price something sell. Aspirational pricing will only lead to stagnation. Listen to your agent when it comes to advice on preparation, staging, and market positioning.
What does this mean for buyers? You have a little more room to negotiate. While some properties that are priced well are getting multiple offers, make sure your agent does their homework when you’re reviewing market data. Is the property egregiously under priced to encourage multiple bidders? Or is the pricing on the higher end of the value spectrum? Sellers are more likely to work with buyers’ contingencies, such as home inspections and financing so don’t assume that you need to strip your offer down in order to be the winning bidder.
